Throughout the eight-year Initial Development Period (IDP), beginning in April 2006, our goal is to create three newly designed neighborhoods at Fort Rucker, each containing 400 to 600 homes. Every home will either be replaced or significantly improved and all new homes will be comparable to those being constructed off-post. Homes that receive major renovations will be extensively rehabilitated and expanded, and will be like-new.
We have gone to great lengths during the planning phase to ensure that neighborhoods are designed to create ideal home counts so that each family receives personalized service from dedicated neighborhood and maintenance teams.
These teams will eventually be located in the new Neighborhood Center to be built at the “heart” of each large neighborhood. It is placed there for the convenience to the amenities it will offer families. In addition, each neighborhood will be connected by an extensive trail and park system.
The Army-Picerne partnership is for the long-term, and will focus on the sustainability of the housing. Construction will be focused on safety, low environmental impact and reduced disruptions for families. Continual upgrading and replacement will take place throughout the next 50 years.
The benefits associated with the privatization process will be felt by all residents – through improved services, maintenance and repair, and community amenities – immediately after the Transfer of Operations on April 1, 2006.
